I saw this article today in plumbers magazine and I thought it was right on with the way
to run a business... I have stopped chasing rainbows and dog-shi/ smelly calls that you
basically break even on when you consider what the chitty job does to the moral of your employees
and your own mind set..... and your overall general health to work in the smell of cat urine and cat poop
all day long in their basements.....

I Had a real nasty one today with a lady arguing with me about how
to repair her water heater--- I had met her yesterday when she asked for a business card and
the person I was working for warned me to beware of the dump she lived in cause it was full of cat droppings
and the smell will knock you into next year.....
I thought about it for a quick second and decided it best just to tell her
I am 12 days out but I can give her the number of some fine plumbers who are not busy today...

I am pretty sure I saved big $$$ not going out to look at her troubles and the company I passed " this little slice of heaven"
onto probably is cussing me out under their breathing masks right now.... 馃槅 馃馃馃馃..

Unless you're really hurting for work, I don't think it matters how busy you are when it comes to people like that. And if you really are hurting for work, you best not waste your time on people like that as they may not pay the bill anyway.

Well, I was lucky enough to meet her the day before she called me.....
she was argueing with a handy man on my job site who was trying to expalin to her why
she needed new shut off valves installed going to her water heater.. she would not listen to him...
I was working in the basement and had to stop to give her some business cards..

I heard the whole spat. and knew she was gonna be trouble..
after she left ...the handy man told me to steer clear of her cause she was
a filthy pig....

so I just dumped her on someone else who will do anything
hope he dont lose money

Yesterday 2:05 PM guy calls his faucet is leaking bad and the valves aren't shutting off and water has been dripping under the counter for days and now it's constant. He wants it now and I tell him get a new faucet quick because I'm about to charge evening rate. He calls back at 2:35 I'm ready to go, 4 minutes later he calls back saying I made a mistake on the pricing, he said I wasn't supposed to charge a service call because once I got there and he'd cancel that's what it was for. Then he complained it was expensive.

Dumba$$, 98% of companies and most suppliers are closed for 2 weeks and by the time he calls someone else they'll be 4hr minimum charge or something.

Today I get a woman for a leaking shower and clogged sink and when I gave her the rate, the price wasn't an issue at all she was so excited I could go there tomorrow based on the reviews.

What a contrast.

That's all I do is service calls. I don't do big jobs like you.
Same here, I thrive on service calls.
Quick easy good money, A hand full of tools and a few materials, you鈥檙e in and out and on to the next one.
Ill do a little bit of new con/rough in work, here and there but I rather do small service calls and not be stuck on one job site for days/weeks/months.

90% of Plumbing companies in this city only want the big jobs, new con, reno鈥檚, drain replacements etc, they can鈥檛 be bothered with little service calls they鈥檙e not worth their time, so there is a big vacuum for service Work.

Exactly 99% of these here are new con, renos. What a complete waste of time giving out free estimates to discover the next company is charging less than what it costs to have an employee. How the F do they stay in business? Oh yeah by cutting corners, not paying their employees, no tools, no venting to the roof etc. Last summer this new company cut corners building a 2 million+ dollar house and I was called there to hook up the dishwasher. I told the guy what was missing, 30 minutes later some suits from the development showed up and probably reamed the company who plumbed the house. Next time I saw them on the road the 2 guys in the van were staring at me burning holes.

Anything bigger requires employees, trucks, tools, extra licensing, a secretary, paperwork. Did you know if you have a single employee you have to have a safety committee with a bunch of plans for safety measures, meetings and a slew of what the F. Employees who don't show up or steal from you, no thanks. Oh yeah and you still have to be cheaper than the rest because everyone wants a free estimate for big jobs.

I do all the work others do not want and I fly under the radar. I'm the turtle in the rabbit race, I've got a cloaking device with turbo boosters.;)

I totally agree, im the same.
Im on every job, I do and/or oversee what my apprentice does. 100% quality control on all my calls, if there is a problem I know exactly what was how and where.

I see so many hack jobs and cut corners now a-day, all over the construction industry is laughable..

Fair enough.
I find wealthy/high end clients can be a ***** to work for, but At the end of the day, if you smile and wave while you鈥檙e dealing with their sh!t that doesn鈥檛 stink, you can make big coin doing small service calls, no matter how fussy they are.
I have a lot a lot of them, once you鈥檙e in good with them the recommend you all over the place.

A few weeks ago I worked for a wealthy attorney who owned his own firm, modern house, many cars, Porsche logo painted on the floor of the garage, with corridors and atriums as wide as commercial space, the freaking floor was epoxy! I took apart his shower faucet to discover he had ordered the wrong part. I gave him the bill and he said next time you're going to charge me the service call again? Yes, he was not happy about that. I don't travel for free or work for free. He tried to to get me to bill him onto another name. NO.

I had to chase him 3 days to get paid! He wouldn't answer his cell. So plan B, I texted him, it took another day but he knew the game was up. Text messages are proof in the eyes of the law.

I doubt he'll call back but if he does, payment in advance before I even set an appointment.


I have another very well off client, I replaced many joints what were deteriorated and he pays on time but he didn't want to redo the drywall because the water pipes in the wall have disintegrated going to the shower. He had me install valves and condemned the shower. Why?

Let me rephrase. Doing new construction or substantial remodels for high end clients does not involve much more than a superficial relationship. We deal with GC's and project managers. They may have their quirks and varying skill sets, but at least they have some experience building. That said, we am presently in year 4 of a project that started with a high quality superintendent I've worked with for a couple of decades, but devolved into the owner taking over day to day control. No amount of experience or due diligence can completely protect you from wacky people with more money than sense.

it must be anal instinct I guess.....

we have found in the past that once "things de-evolve" and you
are dealing with squirrels ..that dont know what they are doing but are running the show,
it seems that things seem to go south pretty quickly and then the
next thing you know they--- "have a cash flow problem"--- which normally means
that you are going to get screwed sometime soon....

its not always the case but 9 times out of 10 its never a good sign...

Yep over here new con is a con. Just like Mark said they suddenly have cash flow problems and can't pay the plumbing company. When I opened shop these new con or reno crooks were calling me constantly. They subscribed to a plumbing magazine that show every new company who obtained their licence, they go down the list and promise you great wealth until you realized you signed a pact with the devil. They say the last plumber was no good and flatter you are their champion until I asked how much it pays, ha!

I told one of them to F off. The rest I told them NO, I don't even let them do their slithering tongue pitch, NO.

People get mad at me when I don't give them a date. I tell them 2 weeks, then 2 weeks comes around and I'm still 2 weeks out. Can't win them all or do it all. If I could clone myself I would be a rich man, but until then I'll be overworked, run down, and poor. But hey, I got a family at home waiting for me and I got work everyday and the bills are paid.

I have been telling people the same thing....especially when they sound ignorant on the phone....
Sir, I am booked up for about 2 weeks... cant get to you but I can text your info on to someone I recommend
and they have a much larger crew of people than me.....
I just had a lady named " Innocent Safari " call me a few
days ago demanding I come out late in the day and repair a toilet that has been down for 3 weeks.:p:D
The name alone scared me so she got passed on like a hot potato......

I guess if it dont kill you or put you out of business it
can only make you stronger and wiser....

any more when I meet a new customer my "spidey senses " kick
in and I can pretty much tell immediately if they are gonna be trouble or not....

I say to all those who make my life hell. You know them, I've mentioned them many times... I'm not available even if I have nothing all day all week. I used to say 2 weeks but they would call back in 2 weeks. Now I say the actual month like (one month ahead 4 weeks minimum) and many still want an appointment right now or suggest evening and weekend, they completely disregard what I just said. They think I will boot someone else for them. It just proves they are playing stupid and why they always try to cheat the bill.

My stress level has gone considerably, less negative reviews from these cheaters.

By the way how the heck did you find out her name, she introduced herself like that? 馃槙
