Default My garage is leaking.

In the corner of the foundation, water weeps in the winter time when it rains. I had the drain tile scoped today but their are no issues with it. I dug it out last year, I sealed the crack I found but that didn't fix it. Any idea what else it may be? I guess I have to dig it out again and foundation wrap it...

I've seen Window sills, bad tuck pointing and gutter eaves leak on interior walls and end up in the basement. You could put a vapor barrier on the interior wall as well.

Why don't you post some pictures of the outside in the area where the garage leaks?

Are we looking at building envelope problems, groundwater problems, surface runoff problems?

In Van it rains 6 months of the year. This is a ground water issue. The foundation is 60 years old so it has no new style of waterproofing.

May be a type of issue found in roof assemblies called "ice damning" This is where a partial snow melt will re-freeze in the evening and cause water/ice to back up. Then repeat the next day.

The down spout goes toward the front of garage. So that isnt it.
